Real Estate Investing
Understand VA home loans and the owner-occupied, multi-unit approach to property ownership. Education only — not a loan offer or promise of returns.
Start with the occupancy rule
A VA purchase loan is for a home you will live in — your primary residence — not a standalone pure investment-property loan. Eligible borrowers may buy a home with up to four units while occupying it, subject to VA and lender requirements (see the official VA purchase-loan guidance). Understanding this rule first keeps the rest of your plan realistic.

Understand the multi-unit approach
The educational 2–4 unit “house-hacking” idea: buy a 2–4 unit property, live in one unit, and explore renting the other units. This can help offset your housing costs, but it does not guarantee full mortgage coverage, rent qualification, positive cash flow, or appreciation. Run the real numbers for your area, your budget, and your lender’s requirements before you act.
Plan around your benefits and budget
VA disability compensation is not the same thing as loan approval or guaranteed rental income. Budget for essential household and health costs and cash reserves first. Ask a VA-approved lender whether — and how — verified benefit income can be considered in your qualification. A disability rating does not guarantee financing.
Look beyond the mortgage
Owning carries ongoing costs beyond the mortgage: property taxes, insurance, maintenance, vacancies, repairs, utilities, management, closing costs, and any applicable VA funding fee. Confirm the funding fee and current details with a VA-approved lender — we do not publish fixed rates or figures here, because they change and depend on your situation.
Next steps
- Discuss your Certificate of Eligibility (COE) and income documentation with a VA-approved lender.
- Compare financing options and property condition carefully.
- Evaluate realistic rental income and expenses for your market.
- Talk to qualified local real-estate and landlord professionals before you commit.
Before you count on the numbers
Ask a VA-approved lender to confirm the entitlement available to you, the property’s appraisal, any down payment, and your closing costs. No down payment may be available depending on your eligibility, entitlement, the appraisal, and lender and VA requirements.Entitlement reuse and restoration are subject to VA rules, including sale and repayment conditions where applicable, and are not automatic on sale. Before reusing a benefit, review the official VA eligibility and entitlement-restoration guidance.
What this page is not
This page provides educational guidance only. It is not a loan offer, a property recommendation, or a promise of returns. For your situation, speak with a VA-approved lender and qualified local real-estate and landlord professionals.
